Fund Overview

The APIL Essential Retail Income Fund (Fund) is a multi-property fund with an acquisition target of $100M expected to be acquired through to 30 June 2022. The Fund will close for investment thereafter and the properties will be managed through to the end of an 8 year Term.

Objective of the Fund

The APIL Essential Retail Income Fund aims to acquire supermarket anchored neighbourhood centres, food and beverage properties, medical and large format retail throughout Australia that are strategically located and supported by strong underlying fundamentals. The Fund will seek to secure properties with long leases, and target initial distributions of between 6.0 and 6.5 cents per unit per annum.


It is expected that the Responsible Entity will acquire all assets to be included in the  Fund by 30 June 2022. Initially the Fund will acquire one asset, Coolbellup Village Shopping Centre, a strategically located neighbourhood shopping centre in Perth’s south metropolitan area and in close proximity to Fremantle. The recently constructed centre is anchored by Woolworths on a 15 year lease with six additional tenants including a pharmacy, fast food options and personal grooming services.

The Fund will have an 8-year investment term commencing in May 2021, however if the Responsible Entity receives an offer to sell any property or the entire Fund that it deems acceptable, the Responsible Entity will recommend to the investors the sale of part or all of the Fund Property prior to the expiry of the 8-year investment term

The Fund will have an 8-year investment term commencing in May 2021. The Fund liquidity is yet to be determined.
