Charter Hall Direct Long WALE Fund (Fund) is an unlisted property fund with an established and growing portfolio of predominantly long WALE properties diversified across resilient property sectors and essential services.
Objective of the Fund
The Charter Hall Direct Long WALE Fund invests in predominantly long WALE Properties diversified across resilient property sectors, including industrial & logistics, convenience and long leased retail, long leased hardware and social infrastructure assets.
The Fund provides:
- Sustainable and stable tax-advantaged income paid monthly
- Diversified portfolio focused on essential services
- High occupancy levels and long weighted average lease expiries
- Capital growth potential
As at December 30 2020 the Fund owned assets with a WALE of 8.0 years (by income) valued at $200 million.
The Fund pays distributions monthly.
Term & Liquidity
The minimum investment term is 5 years.
At the end of the Fund’s initial term of 5.5 years ending around May 2023, the Fund intends to provide a liquidity event whereby all investors will be offered an opportunity to redeem part or all their investment.
Withdrawals will be limited to the terms detailed in the PDS and are subject to the Fund’s liquidity policy.
