The Charter Hall Direct Industrial Fund No.4 (Fund) is an unlisted property fund with an established and growing portfolio of quality Australian industrial properties.
Objective of the Fund
The Charter Hall Direct Industrial Fund No.4 invests in quality industrial properties in Australian industrial precincts, with an emphasis on those positioned near major transport infrastructure.
The Fund provides:
- Sustainable and stable tax-advantaged income paid quarterly
- Diversified portfolio of quality Australian industrial properties
- High occupancy levels and long weighted average lease expiries
- Capital growth potential
- Low correlation to equities
As at December 30 2020 the Fund owned a portfolio of 23 assets directly and 38 assets indirectly with an occupancy of 99% (by income) and a WALE of 11.1 years (by income) valued at $1,170 million.
The Fund pays distributions quarterly.
Term & Liquidity
The minimum investment term is 5 years.
At the end of the Fund’s initial term, ending around November 2021, the Fund intends to provide a liquidity event whereby all investors will be offered an opportunity to redeem part or all their investment.
Withdrawals will be limited to the terms detailed in the PDS and are subject to the Fund’s liquidity policy.
