The Charter Hall Direct Office Fund (Fund) is an unlisted property fund with a diversified and growing quality Australian office property portfolio with a focus on CBD and established property markets.
Objective of the Fund
The Charter Hall Direct Office Fund invests in Australian office properties with a focus on CBD and established property markets, with an emphasis on the east coast, the office markets with some of the strongest fundamentals.
The Fund provides:
- Sustainable and stable tax-advantaged income paid quarterly
- Diversified portfolio of quality Australian office properties
- High occupancy levels and long weighted average lease expires
- Capital growth potential
- Low correlation to equities
As at December 30 2020 the Fund owned a portfolio of 14 assets directly and 26 assets indirectly with an occupancy of 99% (by income) and a WALE of 8.3 years (by income) valued at $2,450 million.
The Fund pays distributions quarterly.
Term & Liquidity
The minimum investment term is 5 years.
Withdrawals will be limited to the terms detailed in the PDS and are subject to the Fund’s liquidity policy.
