The Charter Hall Direct PFA Fund (Fund) is an unlisted property fund with an income generating, established and growing Australian office property portfolio anchored by government or well regarded corporate tenants.
Objective of the Fund
The Charter Hall Direct PFA Fund invests in office properties in established or emerging Australian office markets, with an emphasis on strong and growing income streams.
The Fund provides:
- Sustainable and stable tax-advantaged income paid monthly
- Australian office portfolio anchored by government or well regarded corporate tenants
- High occupancy levels and long weighted average lease expiries
- Capital growth potential
- Low correlation to equities
As at December 30 2020 the Fund owned a portfolio of 16 assets with an occupancy of 99% (by income) and a WALE of 7.6 years (by income) valued at $1,650 million.
The Fund pays distributions monthly.
Term & Liquidity
The minimum investment term is 5 years.
At the end of the Fund’s initial term, ending around August 2022, the Fund intends to provide a liquidity event whereby all investors will be offered an opportunity to redeem part or all their investment.
Withdrawals will be limited to the terms detailed in the PDS and are subject to the Fund’s liquidity policy.
