Fund Overview

The Fawkner Essential Services Trust No.15 (Fund) provides direct access to investment returns from a variety of commercial properties that focus on essential services to the economy, primarily through Roadside Retail assets and one childcare centre.

Fawkner Property constructs property trusts with the aim of providing unitholders with a consistent and reliable monthly income stream.

Objective of the Fund

The Fawkner Essential Services Trust No. 15 has been created to provide investors with consistent and reliable investment income, as well as capital growth potential. It is designed to protect your capital investment through diversity in the type and location of the trust assets.

Key features include:

  • Stable tax-effective income paid monthly;
  • High occupancy levels and long weighted average lease expiries;
  • 7 year investment term with distribution forecast well above term deposit rates;
  • Tenants recognized essential services; and
  • Geographically diversified essential service assets.


As at April 2021 the Fund owned a portfolio of 8 assets with an occupancy of 99% and a WALE of 7.7 years.


The Fund pays distributions monthly.

Term & Liquidity

The minimum investment term is 7 years with a possible extension by vote.
