The Sentinel Multi-Sector Income Trust Airlie Beach Hotel (Fund) is the first acquisition in the newly established multi-sector income trust.
Objective of the Fund
The Sentinel Multi-Sector Income Trust Airlie Beach Hotel has the objective to provide a year one forecast distribution of 6.75% net p.a with strong growth prospects stemming from development upside. There is currently a planning approval allowing buildings of up to 6 levels.
The Airlie Beach Hotel is the first acquisition for the Fund. The asset has a new 20 year triple net lease with 3 x 10 year options and a fixed 2.5% annual increase. Located in the centre of Airlie Beach, the property is situated on a substantial 8,819 square metre corner lot with three road frontage and overlooks the Coral Sea and the Whitsunday Islands.
The asset contains a A modern 4-Star Hotel with 63 Guest Rooms, Resort-style Swimming Pool, Bars, Restaurants, Gaming Lounge (35 machines), a 20 Guest Room Motel, a newly refurbished Drive-through Bottle Shop, and 3 retail tenancies.
The Fund pays distributions monthly.
Term & Liquidity
There is no minimum or maximum term of investment.
Withdrawals are processed monthly and limited to the terms detailed in the PDS and are subject to the Fund’s liquidity policy and summarised on Centuria’s website. The ability of the Fund to offer monthly withdrawals is not guaranteed.
